Local Detail

Working on the Space Coast and Treasure Coast

Brevard County and the Space Coast

The Brevard County building department covers unincorporated areas such as Merritt Island and Port St. John. FCC works with it and with Brevard cities that run their own departments, including Titusville, Cocoa Beach, Satellite Beach, Indian Harbour Beach, Melbourne Beach and Palm Bay. Not every Brevard city is on our list, so match your job address to the list on this page before you submit.

The Treasure Coast: Indian River, St. Lucie and Martin

On the Treasure Coast, FCC works with the Indian River, St. Lucie and Martin County building departments and with cities including Sebastian, Vero Beach, Fort Pierce, Port St. Lucie and Stuart. Some Treasure Coast towns are not on our list, so check yours here first. One myFCC account covers every job, so a crew moving between Port St. Lucie and Stuart requests inspections the same way on each site.

Roofing, window and HVAC crews on the coast

Re-roofs, window and door replacements and HVAC change-outs are steady work on this hurricane-exposed coast, and single-trade crews want the inspection done before they leave the site. With FCC, you request it in the myFCC app when the work is ready instead of holding a crew for an inspection window. The myFCC system decides whether a scope needs a live video inspection or can go offline.

How It Works

How FCC works on the Space Coast and Treasure Coast

  1. 01

    Submit plans in myFCC

Create a myFCC account and upload your plans. FCC reviews them for Florida Building Code compliance: single-family reviews come back in hours, multifamily and commercial in 1–2 days.

  2. 02

    Get stamped plans back

If the plans pass, FCC returns stamped plans and the private provider paperwork in myFCC; if not, you get clear comments to fix and resubmit. Your team then submits the permit and files the Notice to Building Official (NTBO) with the building department.

  3. 03

    Inspect in the myFCC app

When the work is ready, request a live inspection in the myFCC mobile app. You're matched with a licensed inspector in minutes and get the result before the video call ends. The myFCC system can route eligible scopes offline instead: GPS-tagged, timestamped photos and video, with results in minutes.

  4. 04

Results go to the building department

FCC sends passed inspection results to the building department and files the Certificate of Compliance once the required FCC inspections are complete. Zoning, fire, public works and other retained inspections stay with the jurisdiction.

Live virtual inspections happen in the myFCC mobile app, listed as myFCC by Freedom Code on the App Store and Google Play.

Permits

Need the permit itself moved faster?

A permit expediter speeds up the permit itself: application prep, submission and follow-up with the building department. FCC speeds up plan review and inspections as your private provider, and never pulls, runs or expedites permits. Pick the expediter you want from FCC's permit partners.

FAQ

Space Coast & Treasure Coast FAQs

Does FCC do private provider inspections in Brevard County?
Yes. FCC performs private provider plan review and virtual inspections on jobs under the Brevard County building department, which covers unincorporated areas, and under the Brevard cities listed on this page. Your team files the permit application and the Notice to Building Official (NTBO); FCC handles the plan review and the inspections in its scope.
Can FCC inspect a project in Merritt Island?
Yes, when the job falls under the Brevard County building department, which handles unincorporated Merritt Island. Request the inspection in the myFCC app when the work is ready: a licensed inspector walks the scope with you on a live video call, or the myFCC system routes an eligible scope to an offline photo and video review.
Which Treasure Coast building departments does FCC work with?
FCC works with the Indian River, St. Lucie and Martin County building departments and with Treasure Coast cities including Sebastian, Fellsmere, Vero Beach, Fort Pierce, Port St. Lucie and Stuart. The current list is on this page. If your city isn't on it, call us before you submit.
Do Space Coast contractors still deal with the building department when they use FCC?
Yes, for the permit. Your team applies for the permit, pays the permit fees and files the NTBO with the building department. FCC performs the plan review and private provider inspections, sends passed results to the building department and files the Certificate of Compliance when the required FCC inspections are done. Zoning, fire and other retained inspections stay with the jurisdiction.
