Local Detail

Working in Central Florida

Orlando, Orange, Osceola and Seminole

Around Orlando, FCC works with the City of Orlando and Orange County, Osceola County and Kissimmee, and Seminole County and Sanford, along with the other cities on this page. Several Orlando-area cities run building departments FCC is not registered with, so check your job address against the list before you submit.

Polk and Lake counties

West and southwest of Orlando, FCC serves Polk County, Lakeland, Winter Haven, Haines City, Davenport and Bartow, and Lake County with Clermont, Leesburg and Eustis. New-home communities around Clermont, Davenport and Haines City mean steady rough-in and final inspections, and each one is requested in the myFCC app when the crew is ready.

Volusia County

In Volusia County, FCC works with the county building department, with Daytona Beach, Ormond Beach, Port Orange and New Smyrna Beach on the coast, and with DeLand inland. Some Volusia cities are not on our list, so check yours on this page before you submit.

Ocala, the Nature Coast and the Heartland

Farther out, FCC serves Marion County and Ocala, Citrus County and Crystal River on the Nature Coast, and Heartland county departments such as Highlands County, along with Sebring. On rural jobs, a virtual inspection takes the inspector's drive time out of your schedule.

How It Works

How FCC works in Central Florida

  1. 01

    Submit plans in myFCC

Create a myFCC account and upload your plans. FCC reviews them for Florida Building Code compliance: single-family reviews come back in hours, multifamily and commercial in 1–2 days.

  2. 02

    Get stamped plans back

If the plans pass, FCC returns stamped plans and the private provider paperwork in myFCC; if not, you get clear comments to fix and resubmit. Your team then submits the permit and files the Notice to Building Official (NTBO) with the building department.

  3. 03

    Inspect in the myFCC app

When the work is ready, request a live inspection in the myFCC mobile app. You're matched with a licensed inspector in minutes and get the result before the video call ends. The myFCC system can route eligible scopes offline instead: GPS-tagged, timestamped photos and video, with results in minutes.

  4. 04

Results go to the building department

FCC sends passed inspection results to the building department and files the Certificate of Compliance once the required FCC inspections are complete. Zoning, fire, public works and other retained inspections stay with the jurisdiction.

Live virtual inspections happen in the myFCC mobile app, listed as myFCC by Freedom Code on the App Store and Google Play.

Permits

Need the permit itself moved faster?

A permit expediter speeds up the permit itself: application prep, submission and follow-up with the building department. FCC speeds up plan review and inspections as your private provider, and never pulls, runs or expedites permits. Pick the expediter you want from FCC's permit partners.

FAQ

Central Florida FAQs

Is there a private provider for code inspections in Central Florida?
Yes. Freedom Code Compliance performs private provider code inspections and plan review for Central Florida building departments, including Orlando, Orange County, Kissimmee, Lakeland and Daytona Beach. Inspections run as live video calls or offline photo and video submissions in the myFCC app.
Does FCC do private provider inspections in Orlando?
Yes. FCC is registered with the City of Orlando and the Orange County building department, which covers unincorporated Orange County. Several other Orlando-area cities run their own building departments, and not all of them are on our list, so confirm which department covers your job address before you submit.
Does FCC cover every city in Central Florida?
No. Some Central Florida cities run their own building departments that FCC is not registered with. Check your job address on FCC's coverage map before you submit, or call us and we'll check it with you.
Who pulls the permit on an Orange or Polk County job?
Your team does, or a permit expediter you hire runs it for you. A permit expediter speeds up the permit itself; FCC speeds up plan review and inspections as your private provider. FCC never pulls, runs or expedites permits, and it doesn't file the permit application or the NTBO. To pick an expediter, see FCC's permit partners.
